Who and what is LendEx?

LendEx is a group of Australian unlisted public companies holding an Australian financial services (AFS) licence issued by the Australian Securities & Investments Commission (ASIC) to operate an online peer-to-peer marketplace lending platform in Australia. We offer sophisticated and professional investors (Wholesale Clients) the opportunity to invest directly in commercial and residential investment property loans made to creditworthy self-managed superannuation fund (SMSF) borrowers, on a whole or fractional loan basis, with all loans secured by registered first mortgage.

Who can borrow through the LendEx Lending Platform?
LendEx is open to eligible regulated self-managed superannuation funds (SMSFs) with a Corporate Trustee. Our lending guidelines and eligibility criteria necessitate that your SMSF:
  • be in the accumulation phase;
  • have at least $200,000 in net assets prior to the purchase of the proposed investment property (different limits apply for an LRBA property loan refinance);
  • require access to a minimum loan amount of $200,000;
  • require a loan with a maximum Loan to Valuation Ratio (LVR) not exceeding 80%;
  • be able to substantiate sufficient current and ongoing annual income capacity to cover at least 125% of the estimated annual principal and interest repayments required to support the loan.

Who can fund loans through LendEx Lending Platform?
At the current time LendEx is not open to investors considered to be a Retail Client. This essentially means that investment in the LendEx Lending Fund is only available to investors qualifying as Wholesale Clients as defined by the Corporations Act 2001. Wholesale Clients comprise Sophisticated Investors and Professional Investors under the Corporations Act 2001.

How does investing through the LendEx Lending Platform work?

The LendEx Lending Fund provides qualifying investors the opportunity to invest directly in asset backed securities (Notes) corresponding with individual underlying first mortgage loans made to self-managed superannuation funds (SMSFs) for the purposes of acquiring commercial or residential investment property.

Qualifying investors apply to become a Member of the LendEx Lending Fund by registering for an investment account using a dedicated Investor Account opening online form on our website.

Once we have assessed the information contained in the online form for identity verification and compliance purposes, the investor’s Member Account is activated and they are given access to a personalised Investor Dashboard, that provides the investor the ability to securely link their third party bank account (to securely transfer funds in and out of the LendEx Lending Fund), and commence browsing our online Marketplace for loan listings with characteristics (i.e. borrower credit information, loan duration, loan amount, interest rate, security and loan grade) that meet the investors individual investment criteria and risk appetite. Placing investment orders to invest in specific loans on a whole or fractional loan basis is simply a couple of keystrokes and clicks of the mouse, with the Investor Dashboard providing the investor all the visibility and functionality needed to manage their portfolio anytime, anywhere.

How are LendEx loans structured for investors?
Investors invest directly in loans listed in our online Marketplace on a whole or fractional loan basis through the LendEx Lending Fund. At the time of the loan being settled, the LendEx Lending Fund pays the loan amount through the LendEx Origination Trust to the vendor or other party in accordance with the settlement instructions. On a back-to-back basis at that time the following occurs:
  • the LendEx Origination Trust issues asset backed securities (Notes) to the LendEx Lending Fund in series notes for the amount of the loan (e.g. $250,000 loan = 2,500 asset backed securities (Notes) issued in note series at $100 per note (this is the issue price of each note) corresponding with that specific loan);
  • the registered first mortgage is transferred to Perpetual in its capacity as the Trustee of the LendEx Security Trust to be held securely for the benefit of those investors that funded the specific loan;
  • Loan Units are simultaneously issued to the investor(s) that invested in the specific asset backed securities (Notes) corresponding with a specific underlying first mortgage loan, with the Loan Units and corresponding asset backed securities (Notes) held in custody for investors by Perpetual in its capacity as Custodian of the LendEx Lending Fund.

This means that an investor is able to choose the specific loan listing that best suits their particular investment criteria and risk appetite, and gain direct exposure to that specific registered first mortgage loan.
What is the eligibility criteria for a LendEx SMSF investment property loan?
LendEx is open to eligible regulated self-managed superannuation funds (SMSFs) with a corporate trustee. Our lending guidelines and eligibility criteria necessitate that your SMSF:
